then have the right to back out or, or re-negotiate the deal.

Private Eye inspectors follow nationally recognized home inspection guidelines. Our inspectors are active in various professional trade associations. They attend continuing education courses put on by these organizations every year to keep abreast of current housing issues.
Home
buyer's inspections take from two to four hours and include checking
the following areas:
Exterior Visual
check of the home's exterior including grading, concrete work,
walls, windows, doors, trim, gutters, roofs and chimneys.
Garage Exterior
and interior inspection of the garage. We look at the electrical
system and check it for proper wiring. We test the garage door
opener for required safety controls.
Structure We do a
complete visual inspection of the entire structure including
foundation walls, above grade walls and roof structure. We look for
signs of wet basements and leaking roofs, the two most common
complaints of new home owners.
Electrical We
open the cover on the main electrical panel to check for signs of
defective or amateur wiring. We check wiring and fixtures throughout
the house and report ungrounded or reverse polarity outlets or
defective or damaged wiring and fixtures.
Plumbing We check
the water, waste and vent pipes for signs of leaking or other
defects. We check the water heater burner and installation for signs
of trouble. We check for sufficient water pressure for normal use.
We check kitchen and bath fixtures for proper operation or
damage.
Heating We
operate the heating system and check it for proper operation. If
indicated, we will test it for carbon monoxide or other combustion
problems which could affect the health and safety of the
occupants.
Interior Rooms
We walk through all interior rooms and check for signs of water
damage or other problems. We operate a representative number of
windows and doors and check the electric outlets.
Roof Structure and
Attic We enter the attic and check for visible
structural problems, leaks, proper venting, electric wiring and
insulation.
Typically the inspector will spend the first hour and a half
alone in the house checking the above items and filling in his
report worksheet. When the client arrives the inspector will
then review all items of concern. He will also discuss basic
maintenance recommendations and operation of all the home's
systems. All our inspectors will issue a computer generated
report either at the time of inspection or next day FAX which
documents all the findings of the inspection. We always take
the time to answer all questions, both during and after the
inspection process.
